What is a Municipal Lien Search?

A search conducted of unrecorded issues existing at the municipality. These problems would not be revealed by a title search or public record search. Issues found will in many cases become a lien against the property after the purchase.

What is an Estoppel Letter?

An Estoppel search is done with the association or Management Company to verify outstanding balances can include past due assessments, special assessments, fees for violations through the association, legal fees, etc.

Do I need an Estoppel Letter?

Not every property is handled by an association or management company. Associations do have the power to foreclose on a property for unpaid balances. Closing without verification of HOA / Management of the property could result in an issue.

What is your turnaround time?

Clear Choice Tax & Lien Service, Inc. uses every means available to expedite your searches to the proper authority. Courier and expedited service are used on every file to ensure your searches are being delivered to the municipality as fast as possible. In-House Courier, Direct Accounts, Expedited Delivery are used on every file to deliver your searches to the municipality which helps ensure the fastest turnaround times in the industry.

How much does my search cost?

The base search fee for a lien search is $80 plus hard costs for a search including Lien; Code; Permit; Utility; Taxes. Estoppel searches are done for a base of $70 per association plus hard costs.

What if I need a tangible tax search or zoning letter?

  • These items can be searched for a standard fee plus hard costs. Additionally we offer verification of property registration on vacant or foreclosed properties.

Can I order an Estoppel Letter without a lien search?

  • Yes. Ordering both a lien search and estoppel is recommended for all properties including condominiums. However, both can be ordered individually.

How do I place an order?

You can either call or go online to request to be registered as an agent. Once your account is active you can order directly from our custom order tracking software. We also accept Fax or Email Orders.

What is the status of my order?

Your order status can be viewed 24/7 on our easy to use online web portal. Our Office and Knowledgeable agents are available from 8 a.m. – 6 p.m. to answer any questions you may have about your lien search.

What is your cancellation policy?

We offer a 100% Cancellation Policy!
100% Cancellation Policy Exceptions:

  • Boca Raton, Coral Gables, Coral Springs
    Client is limited to a maximum monthly cancellation of 30% of files in that month.
    City fees are cancelled
  • * Rush Searches where additional fees are paid to obtain the turnaround

What is an O&E Report?

Ownership and Encumbrance Reports, also known as O&E Reports or Current Owner Search, are a form of property research report that identifies the last recorded owner of a property, a legal description of the property, and open recorded liens that affect the title including mortgages, judgments, lis pendens, etc. Learn more: O&E Reports

An O&E Report is a simplified non-insurance title report designed for informational purposes only. It does not serve as or replace title insurance. This report is not intended to be used in conjunction with the issuance of a title insurance policy.

What is the Clear Choice FR/Bar Search?
